Rates & Policies

Nightly rate:  $349.00

One time cleaning fee:  $150.00

One time pet fee:  $50.00

Virginia use and sales tax:  5.3% of total cost

Madison County Transit Occupancy Tax:  5.0% of total cost

Fair Pricing: We do not subscribe to computer algorithms to fluctuate the nightly rate. To promote fairness in pricing, the rate is the same for every night, all year. The cleaning and pet fee is paid in full to our professional housekeeping staff. They do excellent work and the house will be perfectly clean when you arrive. 

Change of Plans/Cancellation Policies:

We are relaxed and flexible about changes in the reservation.

If you cancel before 14 days of arrival, we refund your entire payment.

If you cancel 7 to 14 days before arrival, we will reschedule your reservation to a later date.  If that is not feasible, we will refund 50% of the reservation. 

If you cancel within 7 days before your arrival, we will reschedule your reservation to another date in the future. 

Check-in and checkout times:

If the home is available, we always alert guests to the option of early arrival. This happens very often. 

If we are working in the house the same day as arrival, the arrival time is after 4:00 pm.

The checkout time is 11:00 am. This time can be extended if the house is available.

Minimum Stay Length: Two nights
